The Two Communities


Our proposal is for two separate developments (apartments and free-standing homes) each offering a wide variety of living spaces. Each development will have its own facilities, within an easy walk to shops, services, buses and the train station. There is also a new choice of tenure options allowing for greater financial and social freedom to enjoy a better lifestyle.

This isn’t something we’ve seen in Australia before, which is why we’ve created this website. We want to give you a clear understanding of our Development Application, who we are, what we do, and why our innovative concept could be exciting for you.

The Vertical Difference

Imagine a vibrant apartment precinct with an extensive array of facilities available to you within the development. Step outside your door, and you’re a short stroll from all that you desire to enjoy a rewarding lifestyle within a connected community.



The Xenium facilities will be the social heart of the village. A place to meet friends, make friends, or just relax. Enjoy a swim in the pool or a session in the gym. Take in the view from the rooftop sunset lounge or head to the bar for Happy Hour. All the spaces are intentionally designed to be stylish and welcoming, creating a vibrant and engaging environment.


The Xenium podium, elevated above street level, will provide extra security around the main clubhouse facilities and will be full of lush gardens, veggies and fruit trees with a hen house for fresh eggs and attractive spaces for walking your pets or playing sports.


All of the lifestyle amenities will be on your doorstep as an extension of your home. Our proposal is to invest in an extensive range of community facilities for your health, happiness and wellbeing.


Xenium Rothwell apartments are planned to not only provide stylish, modern living, but open up to social spaces such as the library, lounge and gallery areas. Residents will have plenty of choice around whether they’d rather a more private home, or a place that facilitates more opportunities for neighbourly interaction.


Generous one, two or three- bedroom apartments will be flooded with natural light and ventilation from both sides. Open-plan living will lead to wide balconies that feel more like verandas. A sheltered roof over the balcony will protect you from the elements, and garden bed balustrading will allow you to cultivate your own slice of nature within your private sanctuary.

The Land Lease Community

The Land lease Community will be a precinct of approximately 120 low-maintenance homes on small lots ranging in size between 160 sqm to 260 sqm. The homes are architecturally-designed to high quality standards with spacious layouts and attractive gardens.

The community will operate under a Land Lease model and be comprised of either home owners who rent their land permanently, a rental community for active residents, or a mixture of both. This has yet to be determined as we progress with our research.


One, two or three- bedroom homes will be designed with sustainability in mind, making the most of solar access and cross-flow ventilation to keep energy bills down. Spacious open-plan layouts will maximise space and natural light, with generous bedrooms, kitchen and bathrooms, featuring high quality fixtures and fittings.

Each home will feature an alfresco setting as well as a low-maintenance private garden and secure fencing to accommodate furry friends.

All communal spaces are intentionally designed to create a vibrant and engaging environment.

Community Gardens will be populated with lush, indigenous plant species, creating a natural outdoor haven.
