Xenium Living will offer a unique financial option for empty nesters, downsizers and early retirees who want to enjoy a better life without tying their money up in knots. You’ll have the opportunity to either buy your home under a shared ownership agreement or rent your home under a long-term rental agreement. Regardless of your choice, you get the same access to the Xenium facilities and experience.

You choose how you would like to pay

Choose from two simple options with no exit fees and none of the financial constraints or frustrations of traditional strata title or retirement living models.

Long term lease agreements

Securing a long-term lease provides an extra level of freedom to secure your tenure for at least 5 or 10 years with options to extend without any entry or exit fees. Your rent won’t increase beyond CPI +2% each year, so you can budget with clarity, and your tenancy will be secure for the duration of your lease. If you’re on a pension, you’ll also have access to a weekly rental rebate from Centrelink.

Shared ownership agreement

Under Xenium’s shared ownership agreement, buyers own 50% of their equity in their apartment, are free to sell whenever they wish and share 50% of any capital gains in the future. Shared equity owners only pay half the amount Xenium charges under the long-term lease agreement for the same apartment.

Whether you choose to rent or own, all Xenium residents will contribute equally to ensure that the development is managed and maintained by Xenium in the long term. Best of all, you’ll live in a welcoming community surrounded by like-minded neighbours; all apartments will be either owner-occupied or rented directly to a Xenium Living residents under a long-term lease agreement.

Example; 2 bedroom x 2 Bathroom apartment

Choose a 10 year lease with options at $675 per week, or

Buy a shared equity apartment for $319 950 and pay $337.50 per week.
